Buyer's Agent advocates for the buying client

All consumers purchasing housing do not possess the same level of experience and expertise. The same can be said of licensees who represent Buyers. If you are a consumer considering engaging the services of a Buyer's Agent, you will be wise to read the points below. And remember, the Seller's Agent represents the Seller's best interests, not the Buyer's best interests.

  • A Buyer's Agent can advise you about building code compliance, construction quality, energy efficiency level and zoning compliance of prospective properties, both existing and new.
  • A Buyer's Agent can research the market history of properties that interest you.
  • A Buyer's Agent can keep you appraised of market conditions and trends such as list-price-to-sale-price ratios and the average number of days-on-market.
  • A Buyer's Agent can prepare a comparative market analysis (CMA) and review it with you to determine an offer-price-range.
  • A Buyer's Agent can reveal anything gleaned from the Seller's Agent about the Seller's marketing situation
  • A Buyer's Agent can prepare an offer with conditions and terms that are in the Buyer's best interest.
  • A Buyer's Agent can negotiate with the Seller's Agent without revealing anything about the Buyer client.
  • A Buyer's Agent can advocate for a lower price and better terms.
